Midtown Madison is the name the city’s planners use for the Madison Boulevard corridor between historic downtown and I-565. The comprehensive plan adopted Feb. 20, 2025, calls it “the heart of Madison,” and it calls the boulevard one of the city’s two main roads in and through town. The boulevard is lined with shopping centers and big stores, with established neighborhoods behind them; the Madison City Schools Central Office and Journey Middle School sit just off it on Celtic Drive.

Where it is

The plan’s Midtown Madison Key Development Area centers on the stretch between Sullivan Street and Hughes Road, and on Madison Boulevard west of Celtic Drive; it also folds in the East Madison Boulevard area north of I-565 toward Zierdt Road. For this guide, Midtown is the land along Madison Boulevard north of I-565, from Wall Triana Highway east to Zierdt Road, up to the south edge of downtown. It is in Madison County and in ZIP code 35758.

The plan describes the boulevard as decades of strip commercial building, with wide lanes, high speeds, buildings set back behind large parking lots and few signalized crossings for people on foot or bike. It names two pieces of Midtown, between Sullivan and Hughes and along the boulevard west of Celtic Drive, among Madison’s eight Key Opportunity Areas for redevelopment, and sketches mixed-use buildings on the boulevard with homes behind them stepping down toward Journey Middle School. It also calls for extending Garner Avenue with a new signal at Lime Quarry Road, so a multiuse path can link the Singing River Trail in Town Madison to downtown. These are plan proposals, not approved projects.

Home values

The typical home value in ZIP code 35758 was $376,539 in September 2026, up 1.4% from $371,281 in September 2025, according to the Zillow Home Value Index. The index is a modeled typical value for the middle third of homes, not a sale price, and 35758 covers most of Madison, so it is not a Midtown figure alone. The City of Madison figure was $376,486, up 0.9%. More in our home prices and property taxes guides.

Parks and trails

The comprehensive plan’s park inventory lists no city park inside the Madison Boulevard corridor itself. The nearest are a short drive either side:

  • Madison Sportsplex, 190 Graphics Drive, across I-565 in Town Madison: 12 outdoor and three indoor pickleball courts, a gym and ball fields, according to the city.

The plan notes that Sullivan Street has a multiuse path, but it ends before Madison Boulevard. More in our parks and trails guide.
